Bring your block and a description of how you want the home to work: the morning rush, working from home, the way you cook and gather, the next stage of life. We look at the site, talk through the brief and give you indicative pricing on NeoGen inclusions. If you already have drawings, send them for a free estimate.
Layout, structure, services, joinery and finishes all affect one another. We coordinate those decisions early and carry them through pricing and construction.

Why quotes on the same plans come back so far apart
They include different things. Our estimates list the inclusions, the exclusions and the assumptions so you can compare them properly. Detailed costings are quoted as a paid stage before we start them. The fixed-price contract follows once the scope is settled.
Having the builder in the room during design also saves money in places most people never see. A lighter wall system can cut the structural steel, and a roof pitch chosen early leaves room for ducted air conditioning. Both are decisions that cost nothing at design stage and a lot afterwards.

How much does a custom home cost in Sydney?
It depends on size, site and specification. We give you indicative pricing from our inclusions at the first step, then detailed costings, quoted as a paid stage, once the scope is clear. Square metre rates on their own leave out the site costs that decide the real number.
Do you design as well as build?
We coordinate design and approvals with our designers so the build price is considered from the start, rather than discovered after the drawings are finished.

Can I build custom on a budget?
Yes, when the budget shapes the design from the beginning. The custom homes that blow out are usually the ones designed first and priced later.
