Rebuild one home, or build two
An older house on a large block is the most common knock down rebuild we see, and the first question is usually the same: one home or a duplex? The answer depends on the zoning, frontage, services and what you want at the end, whether that is a family home or a home plus a second one to rent, sell or house family.
Our free site assessment answers that question before you spend on design. If a duplex is not realistic on your block, we say so.

What is different about a rebuild
Demolition and asbestos
Older homes often need asbestos removal and disconnection of services before demolition. We sequence and price this with the build.
Existing services
Where the sewer, water main and power actually run decides the layout and sometimes the cost. At South Wentworthville the water main was across the road, which meant an underbore planned with Sydney Water before the slab.
Where you live during the build
We give you a realistic program at estimate stage so rental or family arrangements can be planned around it.
Approvals
Demolition and construction approvals can run together under CDC on many sites. We check which route fits yours.
Common questions
How long will we be out of the house?
Demolition to handover varies with the size of the home and the approval route. We give you a program for your site at estimate stage rather than a generic figure.
Can we keep the existing slab or garage?
Rarely worth it. Old footings rarely meet current engineering, and tying new to old usually costs more than starting clean. We assess it case by case.
Is a duplex a better investment than a single home?
Sometimes. It depends on the block, the end values in your street and your goal. The site assessment and the estimate give you the numbers to decide.
