Can my block take a duplex?

Four quick answers tell you whether your block is worth a closer look under your council's rules and the NSW Low and Mid-Rise Housing Policy. Then send the address and we check the rest for you, in writing, within two business days.

What decides it

  • Zoning and the approval pathway. Dual occupancies are permitted with consent in the R2 zone across NSW. The council's controls, the State's Low and Mid-Rise Housing standards and complying development are separate tests, and each has its own exclusions.
  • Lot size and frontage. Councils and the state codes set minimums, and they are not the same everywhere. A neighbour's approval is not a rule.
  • Constraints. Flooding, bushfire, heritage, trees, easements and title restrictions can rule a site out or change the design.
  • Services. Where the sewer and water main run, and what Sydney Water will require.
  • Your end result. Live in one, keep both or sell. Subdivision is its own approval and we plan for it from the start.
