The Real Finish Line of a Duplex Is Registration, Not Construction

In a previous discussion, we covered the importance of your Occupation Certificate and Subdivision Certificate. Now it’s time to connect those steps to the true finish line of any duplex project: the registration of your new titles. This is the moment your duplex officially becomes two separate, sellable properties. And it’s also the stage where many projects quietly get stuck.
To reach registration, it’s not enough to simply finish building. You must ensure that all the infrastructure required for the duplex is approved and delivered correctly. This includes essential services like electrical connections and NBN. These services don’t automatically fall into place just because construction is underway. They require their own approvals and coordination.
For example, when building a duplex on a site, separate approvals are often required to construct the infrastructure that supports each dwelling. If those approvals are not obtained and managed at the right time, you can end up in a risky position. You may have a fully constructed duplex. You may even have an Occupation Certificate. But without the required infrastructure sign-offs, you won’t be able to obtain your Subdivision Certificate.
And without a Subdivision Certificate, you cannot register the new title.Without registration, the second dwelling does not exist legally.And if it does not exist legally, you cannot sell it.
