How Our Consultation Process Works Before You Commit to Building

One of the first questions people ask when they contact us is simple: What actually happens in the first consultation? Many homeowners assume they need completed plans, detailed designs, and a long list of documents before speaking with a builder. In reality, the first step is much simpler and far more practical.


When clients reach out to Neogen Homes, the starting point is usually their land. Most conversations begin with, “This is the block we currently own.” From there, the first thing we ask for is the lot map or site survey, if it’s available. This helps us understand the site properly, including the block size, shape, frontage, and any constraints that may influence what can be built.


The next step is discussing budget. Some clients are comfortable sharing their budget straight away, while others prefer not to initially. If the budget is unclear, we approach the conversation from a planning perspective instead. We review the land and determine which planning code applies. For example, many single dwellings fall under the Greenfield Housing Code.


Once we identify the relevant code, we can estimate the maximum size home that could realistically be built on the block. From there, we provide a general construction cost range based on projects of a similar scale. For example, we may indicate that a home of that size could cost approximately $600,000 to $700,000, depending on the level of inclusions and complexity of the design.


This step is extremely valuable because it helps clients understand whether the project sits within their financial expectations before moving further into the process. If the estimated range aligns with the client’s budget, we then move to the concept design stage. This is where we begin developing the design and start charging for the professional design work involved.

Everything up to that point, including the consultation and early feasibility discussion, is completely free.


Once the budget framework is clear, our priority becomes protecting that budget throughout the entire journey. We never want to guide someone through a design process that we already know will exceed what they are comfortable spending. Unfortunately, this happens far too often in the industry. People invest time and money designing a beautiful home, only to discover later that it costs far more than they planned.
