5 Ways to Know If Your Block Is Suitable for a Duplex

Thinking of building a duplex? It’s a great way to make the most of your land, add value, and even create an extra source of income. But before you start planning, it’s important to know whether your block actually fits the requirements. A few key checks can save you from costly surprises later on.
1. Zoning
Start by checking your zoning. Your land needs to be zoned R2, R3, or R4 to allow a duplex. This determines whether it’s even possible to build two dwellings on the same block. If you’re unsure, we can look it up for you and help you understand what your zoning means.
2. Land Size and Width
Most councils require a minimum lot size of around 600 square metres and a width between 15 to 18 metres. These rules can vary depending on where you live, so it’s worth confirming before you get too far into design. Even if your block is smaller, it may still work under a DA approval instead of a CDC.
3. Slope and Access
The slope of your block plays a big role in what’s possible. A steep site or limited driveway access can affect how your duplex is designed and how much site work is needed. A custom design approach helps make the most of a tricky block, rather than forcing a standard layout that doesn’t suit the site.
4. Services and Easements
Always check for things like sewer lines, stormwater pipes, and power poles. These can limit where you can build or how deep you can excavate. Understanding what sits under your land is just as important as what’s above it.
5. Council or CDC Pathway
Depending on your site and the design, your project might qualify for a CDC fast-track or need a DA submission.
